Managing Partner, Southern Waters Capital

Dean Myerow is the Co-Founder/Managing Partner at Southern Waters Capital, which, alongside its sister firm Southern Waters Development, has built a successful portfolio pipeline of 2000+ units of multifamily & BTR rental housing in the US Sunbelt.

Dean began his career on Wall Street in 1993 after graduating from law school, cutting his teeth dealing in distressed affordable housing debt as a hard-charging young portfolio manager with a strong legal and financial background. In 1998, Dean founded Bergen Capital Inc., an investment banking and broker-dealer firm specializing in fixed-income security underwriting and portfolio management. He led the company to become a successful nationwide investment banking platform.

Dean established a robust project-based affordable housing underwriting program in the public finance markets utilizing credit enhancements through GSEs like Fannie Mae and FHA. In 2005, the firm was acquired by BB&T Bank, which was the 9th largest U.S. bank at the time. Post-acquisition, BB&T, now Truist Bank, chose Dean to lead their project finance underwriting and syndication, as well as the special opportunities group acquiring distressed multifamily housing project whole loans. During his tenure, he built a reputation for himself as a profitable and opportunistic portfolio manager while safeguarding the bank’s capital through the Great Recession of 2008.

Over the years, Dean has transacted in billions of dollars of investment-grade loans and high-yield debt. In addition to serving on creditor committees, as a bond tender agent, and advising trustee banks, Dean has taken an active ownership role in credit workouts involving multifamily, healthcare, detention facilities, and student housing. Mr. Myerow earned his degree in Finance from the Isenberg School of Management at the University of Massachusetts at Amherst, and his Juris Doctor from the University of Miami School of Law. He was admitted to the Florida Bar in 1995.
