About Canopy
Canopy Real Estate Partners acquires value add, middle market commercial real estate assets in select markets. These investments have day one cash flow and are underwritten to 15-18% IRR’s and 1.8-2.0x multiples in a 3-4 year hold period.
Canopy’s acquisition strategy is to partner with local managers who are seeking to grow their platforms and become institutional fund managers. These sponsors have typically been syndicators in their local markets and are now seeking to build and grow their business with discretionary capital. Canopy provides these partners with capital in variety of ways including: GP capital, JV co-investment capital, and capital to monetize legacy promotes.
In addition, Canopy provides intellectual capital and the resources necessary to build out institutional quality operations, compliance and reporting, in order to support the growth of their manager’s independent business.
The Canopy principals have over 30 years of real estate investment experience dating back to the RTC era. They have founded, grown and sold two commercial real estate firms and have built a lending platform under a credit company umbrella (GMAC). In the process, they have transitioned their investor base from friends and family, to attracting institutional capital, including insurance companies, pension plans, large RIA’s, and endowments. The principals now seek to pass on this experience and work with the next generation of great real estate investors.

Canopy provides an umbrella and oversight for these managers to grow and thrive as they create alpha in their select asset classes and markets, that typically outperforms the larger “bulge bracket” funds that focus on fees vs. returns.
In addition, Canopy provides intellectual capital and operational experience to assist our partners in transitioning from a syndication model to an institutional fund model. Canopy takes pride in the growth and development of our partners, as we assist them in achieving their long-term business goals.
